Repair or replace?

What we look at before we quote a repair
A leak shows up where gravity puts it, not where it started, so we work backwards. On a flat roof that means the drains and the details first: plugged scuppers, a seam that has opened at a curb, a vent flashing that was sealed instead of formed. On a shingle roof it means the valleys, the penetrations and the first metre above the eaves, where ice pushes meltwater back under the courses. On steel it’s the fasteners and the wall flashings.
We also look at what’s under the leak. Wet insulation and soft sheathing don’t dry out on their own, and covering them up just moves the date of the next repair. If the damage has gone past a patch, you’ll hear it from us with the reason attached, and you’ll get the number for both options where both options are real.
